THE ARCHITECTURAL DESIGN PROCESS
INITIAL CONSULTATION
The first step in the design process is a complimentary consultation, conducted by phone, video conference, or on the project site to discuss the client's goals, budget, and timeline, as well as to go over the architectural design process in more detail.
PREDESIGN
After the initial consultation, we'll gather detailed information about the project: owner program, site analysis, and land use requirements (including meetings with city staff if necessary). We will prepare a preliminary design services budget at the conclusion of this phase.
SCHEMATIC DESIGN
This phase involves general design for site configuration, floor plans, and exterior concepts to be presented as floor plans and 3D models. If appropriate, alternate schemes may be explored. Schematic pricing from a general contractor is valuable at the conclusion of this phase.
DESIGN DEVELOPMENT
The design agreed upon during Schematic Design will be developed with more refinement, details, and specificity. Structural and civil engineers (if needed) are typically brought on to the project team at this phase. Drawings prepared during this phase can be used for building permit application and form the basis for the Construction Documents to follow.
CONSTRUCTION DOCUMENTS
Documentation of the project design in more detail for contractor bidding and construction, including interior details, cabinetry layouts, finishes, electrical plans, and construction details that are critical to ensure that the project is priced and constructed properly.
CONSTRUCTION OBSERVATION
During construction we work with the contractor and owner to answer questions and resolve any issues that come up on site, provide additional drawings as needed, conduct site visits to verify that the project is built according to the construction documents, review shop drawings and other submittals, review contractor applications for payment to confirm that they correspond with the work completed, and at the end of construction conduct Substantial and Final Completion walkthroughs and prepare punch lists.
